This project, commissioned by the Fahad bin Abdullah bin Thani Group (FBA), involves the office building, located in the bustling MU/C-10 Fox Hills region. It occupies a plot of 1,873 square meters and has a built-up area of 10,202 square meters. TRUST’s aim has always included all aspects of design, from architectural complexities to GSAS sustainability certification management.
The building is made up of three basement floors, a ground floor mezzanine, and additional five floors (3B+G+M+5), each precisely designed to maximize usefulness while reducing environmental effect. Three basement floors are dedicated to parking, utilities, and services, while the ground floor and mezzanine include showrooms, mechanical rooms, and circulation spaces. The top floors elegantly combine office spaces, a restaurant, and additional amenities.

The Design.
The design philosophy is based on a dedication to sustainability. TRUST has used a variety of unique techniques to attain GSAS 2-star accreditation while maintaining urban connectedness and complying with local standards. The building maximizes energy efficiency through minimizing windows on the south and west facades to reduce heat gain and using concrete blocks as external walls to act as thermal mass.
Passive cooling techniques, such as natural ventilation and thermal mass use, significantly lessen the building's environmental impact. Carefully selected windows and effective interior lighting design help to reduce total energy consumption. TRUST has also implemented sustainable landscaping measures, such as drip irrigation systems, native plant species, and rainwater collection tanks, to reduce water consumption and increase biodiversity.
